These Terms and Conditions govern the use of Avimar Villas and bookings for holiday villas in Mykonos, Greece. Avimar Villas are managed by Armonia Blue O.E with Tax ID: 801579918 and based in Athens, Greece who act as an authorized representative of property owners, facilitating bookings through the website www.avimarvillas.com and third-party payment provider, Smoobu GmbH.
To book a villa, guests must submit a booking request via our website. Upon availability, we will send a confirmation email and a rental agreement. A binding contract is formed upon receipt of the signed agreement and deposit payment via Smoobu. Only named guests may occupy the villa, and subletting is strictly prohibited.”
All payments are processed securely by Smoobu GmbH. A deposit is required upon booking, with the remaining balance is installed on a second payment. Guests will be redirected to Smoobu’s payment system. An additional Climate Crisis Resilience Fee of €15 per day per property applies from March to October, as required by Greek law. All fees are non-refundable unless stated otherwise.
Our cancellation policy is non-refundable. In case of travel restrictions due to COVID-19, we may offer a credit or refund, subject to owner approval. We recommend guests obtain travel insurance.
Villas are for personal use only and guests must maintain the Villas condition throughout their stay. Check-in is at 16:00, and check-out is at 10:00, unless otherwise agreed. Guests must report damages immediately and pay for repairs. Smoking indoors and unauthorized guests are prohibited and cleaning fines might be applied.
Neither Armonia Blue O.E nor villa owners are liable for guest injuries, losses, or damages, except in cases of gross negligence. Guests must obtain their own travel and liability insurance. We are not responsible for issues related to Smoobu’s payment services.
We collect personal data to process bookings, shared with villa owners and Smoobu GmbH per GDPR. Payment data is handled by Smoobu (see their privacy policy). Guests may request data access or opt out of marketing by contacting us.
Payments and booking management are handled by Smoobu GmbH, subject to their T&Cs. We are not liable for any issues arising from Smoobu’s services.
Guests must report issues to our team immediately. Written complaints must be submitted within 7 days of departure. Disputes are governed by Greek law and resolved in the courts of Syros.
Our website uses cookies, including those from Smoobu, to improve functionality. Guests can manage cookie settings via our cookie page. Unauthorized website use, such as uploading viruses, is prohibited.
We are not liable for service disruptions due to force majeure events, including natural disasters or government restrictions.
We may update these T&Cs, with the latest version applying to bookings. These T&Cs and the rental agreement form the entire agreement between parties.
